Guide · UAD 3.6 A UAD 3.6 review checklist for appraisal QC teams.

What changes with UAD 3.6, and nine points a QC reviewer can confirm on a delivery, each drawn from Freddie Mac’s UAD and Forms Redesign FAQ.

What changes with UAD 3.6

The Uniform Appraisal Dataset (UAD) is a standardized industry dataset for appraisal property reporting, communicated electronically through the Uniform Collateral Data Portal (UCDP). With UAD 3.6, Fannie Mae and Freddie Mac replace the separate appraisal forms with a single data-driven, flexible, dynamic structure, aligned to the MISMO Reference Model 3.6.

On the redesigned Uniform Residential Appraisal Report (URAR), the data that describes the subject property drives the report, not a form type or number. The purpose of the URAR has not changed.

UAD 3.6 is mandatory for all new appraisal reports submitted to UCDP on or after November 2, 2026. The date is based on the initial UCDP submission date of each report, not the loan application or effective date.

The checklist

  1. The UAD version is in the engagement letter

The UAD version for the assignment should be stated in the engagement letter. Confirm that the delivery uses the version the engagement letter asks for.

  2. Update and completion reports are separate

Under UAD 3.6, the Restricted Appraisal Update Report and the Completion Report are no longer one report. Each is submitted to UCDP separately, if applicable, in UAD 3.6 ZIP format, and is associated with an existing UAD 3.6 URAR submission.

  3. A UAD 2.6 update stays on UAD 2.6

An Appraisal Update and/or Completion Report (1004D/442) for a UAD 2.6 appraisal must be in UAD 2.6 XML format and associated with a prior UAD 2.6 submission. It must match the format of the original appraisal report file submission.

  4. No mixed standards in one file

UCDP does not accept UAD 2.6 and UAD 3.6 reports under the same Document File Identifier.

  5. Condition and quality ratings use the new definitions

The condition and quality rating scale has not changed, but its definitions were rewritten. Interior and exterior ratings were added for cases with significant differences in condition between the interior and the exterior.

  6. New construction is reported as Fully Updated

New construction should now be reported as Fully Updated instead of Not Updated.

  7. Year built is the original structure

For a dwelling with an addition built years later, the year of the original part of the structure is reported.

  8. Accessory dwelling units are identified

Accessory dwelling units display in a more consistent manner on the redesigned URAR than on the legacy forms, which makes them easier for reviewers to identify.

  9. The H-1, H-2 and H-3 compliance rules

Appendices H-1, H-2 and H-3 list the rules run by the UAD Compliance API for the URAR, the update report and the completion report. The rules check data completeness, validity (format and data type), and reasonableness.

How QC Review supports the checklist

The delivery’s MISMO XML identifies a redesigned URAR, Restricted Appraisal Update Report, or Completion Report. QC Review selects the corresponding H-1, H-2, or H-3 catalog.

Reviewers can inspect XML-based findings with related PDF report context, use eligible AI assistance, and complete checks that require manual attention. Checks requiring a person’s judgment remain visible for manual review.
